1. Agreement to these terms

These Terms of Service (“Terms”) govern your access to and use of www.mangonc.com (the “Site”), operated by Mango Real Estate, LLC (“Mango,” “we,” “us,” or “our”). By accessing or using the Site, you agree to these Terms. If you do not agree, do not use the Site.

These Terms apply to the website only. They are not a property management contract and are not legal advice.

2. Eligibility

You must be able to form a binding contract under applicable law to use the Site. If you use the Site on behalf of an organization, you represent that you have authority to bind that organization to these Terms.

3. Permitted use of the Site

You agree to use the Site only for lawful purposes. You may not:

• Attempt to gain unauthorized access to the Site, related systems, or data
• Interfere with or disrupt the Site, including through malware, flooding, or automated abuse
• Scrape, harvest, or systematically extract content or data except as allowed by ordinary browser use or with our prior written consent
• Submit false, misleading, or harmful information through the contact form or other Site features
• Use the Site in a way that infringes others’ rights or violates applicable law

4. Intellectual property

The Site and its content—including text, branding, logos, graphics, and layout—are owned by Mango or our licensors and are protected by intellectual property laws. You may view and use the Site for personal, non-commercial informational purposes. You may not copy, modify, distribute, or create derivative works from Site content without our prior written permission, except as allowed by law.

5. Content accuracy and listings

Information on the Site—including descriptions of services, fees, processes, and any property-related content—is provided for general informational purposes and may change without notice. We strive for accuracy but do not warrant that all content is complete, current, or error-free. Fee quotes and service details for a specific property are confirmed in writing as part of an engagement, not solely by browsing the Site.

6. Property management and other services

Any property management, leasing, maintenance coordination, or related services are governed by separate written agreements between Mango and the applicable client. Those agreements control in the event of a conflict with these Terms. Submitting a contact form or browsing the Site does not create a client, agency, or fiduciary relationship.

7. Third-party links and tools

The Site may reference or link to third-party websites, tools, or services (including analytics and email providers). We are not responsible for third-party content, privacy practices, or availability. Your use of third-party services is at your own risk and subject to their terms.

8. Disclaimers

THE SITE AND ITS CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, SECURE, OR FREE OF ERRORS.

9. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, MANGO AND ITS OFFICERS, EMPLOYEES, AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, OR GOODWILL, ARISING FROM OR RELATED TO YOUR USE OF THE SITE. OUR TOTAL LIABILITY FOR CLAIMS ARISING OUT OF THE SITE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS (US $100). Some jurisdictions do not allow certain limitations; in those cases, our liability is limited to the fullest extent permitted by law.

10. Indemnification

You agree to defend, indemnify, and hold harmless Mango and its officers, employees, and agents from claims, damages, losses, and expenses (including reasonable attorneys’ fees) arising out of your misuse of the Site or violation of these Terms.

11. Governing law

These Terms are governed by the laws of the State of North Carolina, without regard to conflict-of-law principles. Courts located in North Carolina will have exclusive jurisdiction over disputes arising from these Terms or the Site, except where prohibited by law.

12. Changes to these Terms

We may update these Terms from time to time. The effective date above will be revised when we post changes. Continued use of the Site after changes are posted constitutes acceptance of the updated Terms.
